Planning timeline

Development Partnership announced – 2024

Back in 2024, Guildford Borough Council and Wates announced the formation of a development partnership focused first on transforming the Guildford Park Road Car Park site into a vibrant urban neighbourhood, delivering new homes, of which 40% will be affordable, council-owned homes. 

Project planning – Winter 2024

During this period, the project team worked hard to prepare the initial proposals for the site, which were then shared at the public consultation phase.

Public consultation – March 2025

Wates and the Council have always been committed to working with our community and local stakeholders at all stages of the project. The team hosted a string of consultation events in Guildford in Spring 2025, with this project website launched to support engagement and maximise interaction. 

On this website you can view all consultation materials displayed at these in-person events. Feedback taken during the consultation period helped to shape the final approved scheme and we would like to thank all of those who got involved.  

Feedback review – May 2025

We would like to thank the community for taking part in our consultation, which has now closed.

During this phase, the project team reviewed all feedback received from the community ahead of submitting a planning application. 

Planning application submitted – November 2025

The planning application was now been submitted to Guildford Borough Council in November 2025. It was open for public comments through the council planning portal. All planning files for the application can be found using the reference: 25/P/01522

Planning application approved – March 2026

The planning application was unanimously approved by Guildford Borough Council on 5th March 2026.

The scheme, which will be delivered by Wates in partnership with the Council, will transform the underused site into a new residential neighbourhood, with 40% of the homes provided as Council owned and managed housing.

Construction is expected to begin in Summer 2026, with completion anticipated towards the end of 2028.
